Maine’s crisp fall air isn’t the only thing that’s changing — the real estate market is shifting too. As leaves turned in October, Scarborough’s single-family home market reflected the season’s transitions, revealing renewed buyer energy, expanding inventory, and subtle price adjustments.
The table below shows how the market faired compared to one year, but the monthly changes were also interesting. From September to October 2025. Closed sales increased 17%, signaling renewed buyer activity. Meanwhile, active inventory rose 25%, giving buyers more options than in prior months. Despite this, the median sales price slipped 4% to $710,000, suggesting sellers are adjusting expectations as competition grows.
Homes spent an average of just six days on the market—a 64% drop from September—indicating that well-priced listings are moving quickly. The median price per square foot rose 3% to $330, reflecting continued demand for quality properties. Months of supply climbed 32% to 1.7 months, showing a modest improvement in balance between buyers and sellers, though the market remains tight. Overall, October delivered more listings, quicker sales, and slightly softened prices—a dynamic, still-competitive market heading into year-end.
