Scarborough’s real estate market continues to demonstrate strong demand and long-term value as we move through spring 2026. The median sales price in April climbed to an impressive $790,248, up 15% from last year. Homes averaged 102% of the asking price, reflecting continued buyer confidence in the community and qualified buyers. Inventory remains limited to less than two months of supply, meaning if there were no new listings, it would take less than two months to sell everything available.
Homes are spending an average of six days on the market, offering buyers slightly more opportunity to evaluate properties. Sellers continue to benefit from strong pricing and high demand in one of Southern Maine’s most sought-after communities. In addition to existing homes, Scarborough continues to offer attractive new construction opportunities for condos and single-family homes, giving buyers the chance to enjoy modern layouts, energy-efficient features, and low-maintenance living.
Community Connections
On March 26, Ruth Summers and Scarborough Living hosted Scarborough’s first annual Chili Chowder Cookoff at Throttle Car Club. The sold-out event showcased some of Scarborough’s finest restaurants, markets, and home chefs, along with music, prizes, and awards. It also raised money for the Scarborough Fire Department Explorers, Project GRACE, and the Scarborough Education Foundation.
