Scarborough’s real estate market is heating up and the numbers prove it. Comparing June 2025 to June 2024, the median sales price jumped by 14% to an impressive $797,500 — a clear sign that sellers are seeing strong returns. There were 27% fewer new listings in June compared to last year, but the overall level of active inventory was up 16%. At month’s end there were 37 homes for sale in Scarborough. Homes are spending a little longer on the market than one year ago but still moving quickly. In June, the typical house was on the market for eight days before the seller accepted an offer. Buyers are paying top dollar, with the median sold price per square foot rising to $371.
This combination of rising prices, motivated buyers, and healthy demand makes it an excellent time to consider listing your Scarborough home. With 104% of list price received on average, many sellers are even netting more than they ask! Curious about what your home could sell for in this thriving market? Let’s talk. I’d love to show you how to take advantage of these trends and get you the best possible return.

“Marry the House, Date the Rate”
This real estate adage is more relevant than ever. It encourages buyers to focus on finding a home they truly love, while being flexible with interest rates that can change. At the end of the day, it’s the monthly payment that truly matters. If you need to move, the time to buy is now! The market is shifting towards a balanced state where buyers and sellers are on more equal footing. Interested in learning more? Let’s grab a coffee and chat about your options!
